Apache Shores Homes

What and where is Apache Shores?

Apache Shores is a community west of Austin near Lake Travis that sits off Highway 620 between Mansfield Dam and Lakeway.  Originally part of a 13,000 acre ranch owned by Jack Josey, Apache Shores has become one of the last areas that still has "affordable" real estate in the south Lake Travis area.

So how did Apache Shores get its name?  Apache Shores sits in the Colorado River basin.  This is an area that was inhabited by Native American for a very long time.  I can verify this myself by telling a short story.

My daughter and I were at the Apache Shores boat launch on Lake Austin a few years ago.  She looked down and said:  "Hey dad, look at this funny rock."  What she picked up appeared to be a spear tip fashioned out of flint.  According to some local experts I talked with, this artifact could have been anywhere from 2,000 to 11,000 years old.

Apache Shores is a very eclectic community.  Starting out with many mobile homes, things have changed.  As of September, 2007 there are many new homes valued anywhere from the low $100,000s to $1.25 million for a waterfront home on a cliff overlooking Lake Austin.  Apache Shores has waterfront homes on Lake Austin , homes on the top of a cliff with views of the Hill Country, Lake Austin and Lake Travis as well as homes that look like they could be in just about any other neighborhood.

Real Estate activity in Apache Shores has been strong.  As of November 24, there have been 82 homes single-family sold in Apache Shores.  The average price was a little under $218,000.  The average price per square foot was $136 and average days on market was 87.  The average price and days on market are a bit lower than earlier in the year and there are more active listings on the market.

This is a reflection of the seasonal slow-down as well as Austin's real estate market being affected slightly by the "national" housing market.  In other words, if you are a buyer looking in Apache Shores, this might be just the time to make your move.  It is more of a buyer's market than a seller's market at this time and I don't see that changing until spring or beyond.
