Austin Neighborhoods


Searching for homes by neighborhood may be easier from some people than searching by MLS area.  The Austin MLS areas are generally fairly large and contain many different neighborhoods.  This page is designed to allow the user to look at home listings by Austin subdivision or suburb. 

Every subdivision and neighborhood will not be included as that is more work than I have time for.  However, you will find some of the more popular and larger areas here.  Click any of the areas below to be taken to home listings in that particular area. 

By the way, I am still adding neighborhoods so look for updates and additions over time.

 


Central Austin Neighborhoods


When I think of central Austin, I tend to think of neighborhoods close to downtown and the University of Texas.  But just how does one define what is close?  Tarrytown, BrykerWoods and Travis Heights seem to fit well.  So do others, even neighborhoods south of the lake that divides north and south Austin, which used to be known as Yuppie Land and Bubba Land.

Included here are neighborhoods south of Lady Bird Lake, the name of which was recently changed from Town Lake.  Many people don't refer to these neighborhoods as central Austin neighborhoods, but I do.  My opinion is that as Austin grows its outward, many of what were not before considered central Austin neighborhoods now are as they seem so much closer to downtown and UT.

For now, here are some of the neighborhoods in central Austin:

Southwest Austin Neighborhoods


The following links will take you to home listings in south Austin neighborhoods.  By south, I really mean the general area bordered approximately by HWY 290, the Hays County line, Oak Hill and IH 35.  Propertly priced homes in this area have been selling very quickly lately.    Homes in some of these neighborhoods as of the summer of 2007 are averaging less than 20 days to sell.  I'd call that a definite seller's market.  If you are looking for a home in any of these areas and see something you really like, make up your mind and make an offer immediately.

West Austin Neighborhoods


When you look at west Austin area neighborhoods you will find something interesting.  Just west of downtown about 3-5 miles are two cities.  They are Rollingwood and West Lake Hills, which have been entirely surrounded by Austin over the years.  What makes western Austin area neighborhoods special is that they are in the area that starts the Central Texas Hill Country.  What you generally find is hills that roll gently and others that rise and fall quite dramatically.  You will also find waterfront communities on Lake Austin and quite a bit of golf communities.

A little farther west out Bee Cave Road will be the communites of Rob Roy, Seven Oaks and Lake Pointe.  Lake Pointe is the neighborhood that begins the transition to south Lake Travis communities.

Cedar Park and Leander


Cedar Park and Leander are suburban cities in the northwest Austin area.  Cedar Park is a little closer to the downtown Austin area.  Considered a bit of a drive from downtown Austin or the airport because of the lack of high-speed highways, Cedar Park and Leander are much closer to everything now because of the new 183A toll road.  Cedar Park and Leander are served by Leander ISD schools, which is a very good school district.  Take a look at some of the subdivisions in Cedar Park and Leander below.

South Lake Travis Neighborhoods


This section features neighborhoods in the south Lake Travis area.  This is an area on the south side of Lake Travis bordered approximately by Mansfield Dam, the Pedernales River, the Hays County line to the intersection of Hwy 71 and Hwy 620.  It basically is the same area covered by the Lake Travis ISD. 

The south Lake Travis area is very popular for a variety of reasons.  It is served by the Lake Travis ISD, which has excellent schools.  It is in the beautiful Texas Hill Country and, of course, is home to one of the nicest lakes in Texas.

North Lake Travis Neighborhoods


The north shore of Lake Travis is a bit far out for some people, but is has some very nice real estate.  The north shore starts at Mansfield Dam and wraps around through Volente towards Jonestown and Lago Vista. 

Volente is just 30-40 minutes northwest of the downtown Austin area, but as you get more toward Lago Vista it can take well over 60 minutes to get to downtown in mile traffic.  The area is closer to Cedar Park and Leander than much of Austin.

As you go farther out the north shore on 1431 you are pretty out in the country.  If you take 1431 farther out you eventually get to Marble Falls and the other Highland Lakes.

Other Areas


There are communities close to, but not touching, Austin that are very nice.  Dripping Springs is to the west and has a lot to offer, especially if you're looking for acreage.  Wimberley is south of Dripping Springs and is tucked in some magnificent Hill Country.  Liberty Hill is northwest of Austin and offers anything from neighborhood homes to horse farms and homes on acreage.  Onion Creek is in the far south part of the Austin area just north of Buda and Kyle and just off Interstate 35.
