Recent Austin Real Estate Market Stats


This page will be updated periodically with statistics for the Austin real estate market, which includes the cities of Austin, Round Rock, Pflugerville, Georgetown, Cedar Park, Leander, Liberty Hill, Lakeway, Bee Cave, Dripping Springs, Buda, Kyle, Bastrop, other cities and towns as well as unincorporated areas of Travis and surrounding Counties.

According to the Austin Board of REALTORS® each of the last 7 months of last year saw an increase in the number of Austin homes than the same month the prior year.

The number of Active listings also continues to drop.  A year ago the Austin area had close to 12,000 homes for sale.  Now the number is less than 8,000.


Austin Real Estate Market Stats


Regarding prices over time, take a look at the table below.  Units sold are single-family homes.  This does not include condos, townhomes or mobile homes.  The average price is the average price a home sold for and CDOM is the cumulative days on market or how long it took for the average Austin home to sell.

Statistically, the number of single-family homes sold in Austin in January, 2012 was almost unchanged compared to January, 2011.  The average days on market were dramatically lower.  Austin homes have been selling more quickly than we have seen in many years.

As I have posted about before, the number of home listed for sale in the Austin area is dropping.  Builders have also cut way back on new home construction.  As demand increases and supply decreases, prices are likely to continue to rise.  Add to supply and demand inflation caused by oil and other commodities seeing higher prices and that is just one more reasons for Austin home prices to rise.

The number of homes under contract at the beginning of February, 2012 was a staggering 2,863.  There were just 9,861 homes listed for sale, but that number included those under contract.
