Dripping Springs Homes


Dripping Springs is about 30 minutes west of the downtown Austin area.  Not too long ago, Dripping Springs (or Drippin' as we say around here) was pretty far out of Austin.  Now it is an area of growth and development.

Known as the gateway to the Texas Hill Country, Dripping Springs has a lot to offer.  Dramatic limestone hills, cool rivers, rocky creek beds and wildlife abound.  Although the area is growing, Dripping Springs isn't your typical city. 

Geographically, Dripping Springs covers a lot of area.  The city limits isn't huge, but what is considered to be Dripping Springs is generally an area from west of Oak Hill, through the actually Drippin' city limits and into the far corner of northwest Hays County.

There are subdivisions, such as Belterra, in the area, but Dripping Springs has become known more recently for a term that we didn't used to hear much - the Gentleman's Ranch.  This tends to describe home sites that sit on anywhere from 5 to 50 acres.  The property might contain a wonderful home with nothing else on the acreage.  Or there could be a barn or two, a guest house, a pool, an outdoor living area and riding trails.

The gentleman's ranch really isn't a working ranch.  Yes, there may be horses, but they are for riding, not for rounding up cattle.  There also isn't usually any form of farming or actual ranching going on.  This is more of a country retreat.  The gentleman's ranch is gaining in popularity every day.

Dripping Springs is served by the excellent Dripping Springs Independent School District.  The Dripping Springs ISD, like many in the Central Texas area, has been growing rapidly.  That hasn't kept the schools from being anything bur first rate.  See the state of Texas rating for the Dripping Springs ISD.

Depending on where in the Dripping area people live, they may be close to or far from life's necessities.  That is changing.  H-E-B, Texas' best grocery chain and Home Depot have announced plans to build in Dripping Springs.  Just 30 minutes from downtown there is a new Hill Country Galleria Mall begin built in the town of Bee Cave.

In case you're wondering about the name Dripping Springs, the town was named for the springs that dripped from the Milk House branch of the Edwards Aquifer. If you were standing right where I took this photo, you would see and hear water dripping in the little caves and running along the creek bed.
