South Shore Lake Travis Real Estate
On the south shore of Lake Travis, as close as 30 minutes from downtown Austin, is Lakeway. This resort destination has wonderful homes, ranging from around $300,000 into the millions. Great schools, 4 golf courses, a private airstrip and great quality of life make Lakeway a very desirable place to own a home. 
Also in the Lake South area are the communities of Flintrock Falls, Lake Pointe, Spanish Oaks, Briarcliff, The Homestead, Saddletree Ranch, West Cave Preserve, Spicewood and Lake Travis waterfront communities of The Coves on Lake Travis, Angel Bay and more. Each of these communities offers something a little different. Lake Point is a great family neighborhood where many kids can walk or bike to the Elementary school. North Shore Lake Travis Real Estate
The north shore of Lake Travis has advantages of its own. Your home can be as close as 45 minutes from downtown or well over an hour away. Big views, deep water, golf and rural Hill Country are all around. In the Lake North area of Lake Travis are the communities of Volente, Jonestown and Lago Vista, among others. Real estate values tend to be a little less expensive on the north shore, especially as you get farther away from Austin. However, as south shore Lake Travis property become more scarce, prices on the north shore should go up.
The north shore used to be a pretty long drive to downtown Austin and the airport. Even Round Rock felt pretty far. Getting to major shopping, restaurants and medical facilities was also a good drive. With a couple of new high-speed toll roads open, the drive to downtown or Round Rock are much quicker. There is also a relatively new grocery store in Lago Vista. These might sound a bit trivial, but these conveniences have lead to a lot more development on the north shore of Lake Travis

Lake Travis Waterfront Lots
For anyone serious about buying a Lake Travis lakefront lot on which to build, you need to be smart about the property's elevation. This is due to the 100 year floodplain of Lake Travis. Read more about the Lake Travis floodplain .
Another consideration may be the depth of the water for the property you are looking at. Lake Travis does experience droughts and homes on coves may not have enough water to float a boat dock at times. So what does the Lake Travis area offer for recreation? Aside from the obvious lake activities like boating, swimming, jet skiing, etc. there is a lot to do around Lake Travis. Pretty close to the Lakeway and Bee Cave area you will find Hamilton Pool Preserve, Westcave Preserve and Krause Springs. Without much of a drive, you can be at Pedernales Falls State Park or Schlitterbahn , which has been named as the greatest water park in all of North America.
You can explore Inner Space Cavern or go to San Antonio, home of the Alamo and the world champion Spurs. You can also drive into Austin to see the state capitol, museums, live music that will amaze you, great comedy and so much more. You just need to come and see for yourself.
