The Importance of a Septic Inspection


If you’re buying a home in Texas, you may very well be buying a septic system as well.  A regular home inspector can not really tell you whether or not the septic system is in good working order.  As part of your due diligence, I always recommend that you order a septic inspection early in the option period of the contract.

A septic system inspection isn’t inexpensive, but it can save a lot of grief.  You may pay anywhere from $400 to $750 depending on the type and the size of the system.  The more expensive inspection is for aerobic septic systems.

There are several types of inspections that a septic company can do.  One is a walk-over.

This is a very simple inspection and really doesn’t tell you much.  For about $250, an inspector opens water faucets in the house to flood the system.  When he is sure that the system has water flowing from the tank to the drain field, he walks over the drain field to see if there is any visual evidence of surfacing sewage.

The more detailed inspection is usually about a two hour process.  The inspector will uncover the lid or lids of the tank or tanks and then pump the tanks.  After pumping, a visual inspection will be done to make check the structural integrity of the tank.  If it is an aerobic system, the inspector will run water through the system in order to test all valves, mechanical parts and the sprinkler heads.

If something is discovered about the septic system that isn’t in good condition, you can get an estimate of what it will cost to make repairs.  This can then be used to negotiate the contract or you can walk away from the sale. 

Repair or replacement of a septic system can be very costly.  Would you rather spend $500 now or $15,000 if you don’t have an inspection?  You make the call.
