January, 2007 compared to January, 2006:

New listings were down by 33.69%.  Pending home sales decreased by 37.40%  The number of homes sold decreased by 10.82%.  Does the number of homes that sold dropping mean we were slower in January?  I really don't think so.  I think that is just an indication that we had a pretty bad month for weather (lots of unusually cold weather and a significant ice storm) and people have hesitated to put new listings on the market until February or March. 

As for prices, the average price of new listings was up 18.85% to $304,624.  The average price for a home sold increased 7.72% to $238,092.  That compares to $221,025 for the same time period in 2006.

For the week of February 11 to February 12 of this year, there were 150 fewer residential listings on the market.
