As for Average Prices: Feb. 25 – Mar. 3, 2007 (compared to the same week in 2006)
"New Listings" average list price is up 11.74% to $334,948. 
Sold average sales price increased by 3.22% to $234,008.
In 2006 it was $226,706 during the same week.

Personally, I have seen much more activity over the last 2 weeks.  I had two buyers two weekends ago, one this past weekend, have one coming this Friday and another toward the end of this month.  Spring has sprung!
