There is a piece of land of about 1050 acres west of Austin that will be turned into a very nice community of luxury homes if the developer gets everything permitted.  What was the Covert Ranch will become Vizcaya, a community slated to have around 500 homes, walking paths, a golf course and a marina on Lake Travis. 

 

Running along Thurman Bend Road and Bee Creek Road, Vizcaya will be in the same area as Siesta Shores, the Coves on Lake Travis and Angel Bay.  This is a beautiful part of the Central Texas Hill Country with some Lake Travis frontage and gorgeous views.  It looks to me like the developer is trying to keep the feel of the area by not overbuilding on it.

 

With all the news about development in the hills west of Austin, the pressure that will be put on the local water supply and roads, I sort of like the sound of Vizcaya.  Other developments, such as the Sweetwater Lazy 9, are too dense in my opinion.  Of course a higher density of homes is something necessary if developers want to keep prices in check.  The developer of Vizcaya doesn’t seem to have a problem with this. I haven’t seen any talk about home prices in Vizcaya, but they are likely to be quite high.

 

So just who will the buyers be for this new community?  My thinking is that they will be a combination of retired folks, people with home based businesses or second home owners.  I do think that people communting to Austin will by there, but I'm not sure those will be the primary market.  If the community had quicker access to Hwy 71, more commuters would probably live in Vizcaya. 

 

Another big benefit to the developer is the fact that Vizcaya is within the Lake Travis ISD.  Lake Travis has some of the best schools around.
