Hospitals and Banks = Growth

The western Travis, northern Hays and southern Burnett Counties area is poised for some really significant growth.  A major medical facility (read hospital with a level 2 trauma center) is slated for Lakeway.  A hospital is going into the Marble Falls area.  Hospitals don't put major facilities in where they don't expect a lot of patients.  Over the last 3 years, around a dozen new banks came into a stretch of 620 in Lakeway.  Banks don't go in to places where they don't expect to have significant deposits.  This feels a bit like McDonald's - they located at the corner of Bee Cave Rd. and Hwy 72 years ago.  McDonald's is as much in the real estate business as the burger business.  They don't build in an area in which they don't expect significant growth.

A couple of the higher-ups in Keller Williams are predicting a boom in this area as well.  They know markets across the country and they have a finger on the pulse of the country.  They are pointing to the great number of baby boomers with lots of money are fixing to (we say that in Texas) retire.  What do many of them want?  Hills, lakes, golf, proximity to a major city with medical, shopping, entertainment, etc.  Many also want a degree of privacy.    The Hill Country of Central Texas is just that place. 

In Western Travis County we have the hills, Lake Travis, lots of golf and the brand new Hill Country Galleria Mall.  Within 10 minutes of the Lakeway/Bee Cave area are 7 golf courses.  There are 2 more 20 minutes away.  Northern Hays County has beautiful hills with magnificent views.  Southern Burnett County has Lake LBJ, Lake Marble Falls, Ink's Lake and Lake Buchanan.  There is more golf than you would believe.  Horseshoe Bay has an airport that can accommodate small jets.

For people looking for second homes or looking to retire, these areas are ideal.  They have the lifestyle, Austin isn't far and we have major medical coming in.  The medical is probably the last thing needed for people retiring to feel perfectly comfortable buying in these areas.
