Austin Real Estate Guy Blog

This is a blog about Austin real estate market conditions, statistics and anything else happening in the Austin area area that might impact the real estate market here. Every so often I will throw some unrelated stories in so please come back often.
Retiring to Austin

With more and more baby boomers starting to enter retirement, Austin is a great place for them to look for a retirement house.  More specifically, the hills from western Austin to Marble Falls as well as the entire Dripping Springs area are the places to buy.  Why?  First, we need to look at what a lot of the baby boomers, especially those with a good amount of retirement savings, are looking for.

Views, golf, water, privacy, proximity to a major city with major shopping and medical facilities.  The area ranging from around Oak Hill to Dripping Springs to bee Cave to Spicewood has all of that.  This area has the Hill Country, Lake Travis, the Pedernales River, golf all over the place, the new Hill Country Galleria Mall in Bee Cave and a new major medical facility slated for Lakeway.  What this area also has, in addition to master planned subdivisions, is areas in which you can buy lots with acreage.  That is what gives people the feeling of privacy.

If you go a bit farther out Highway 71, you get to Marble Falls and Horseshoe Bay.  This area has been booming as people have been buying second homes and retirement properties.  The area has the hills, 4 more lakes, lots of golf courses and a hospital is going in at the corner of Hwy 71 and Hwy 281.  When the hospitals in Marble Falls and Lakeway are done and another one or two subdivisions and golf courses are in, the area between Bee Cave and Marble Falls will see huge growth.  Infrastructure of the Sweetwater Lazy 9 is already going in at 71 and Bee Creek Road.  Skywater, another Marble Falls area golf community, is also in its early stages of development.

One final thing that many people looking to retire in the Austin area love is the weather.  Lots of people are coming from Florida because of the high humidity and threat of hurricanes.  Austin is dryer and far enough from the coast to be badly impacted by hurricanes.  People are coming from the north to get away from the cold, snow and ice.  Sure, we get some of that, but not often.

If you have any questions about buying in the area, please call me at 512-293-2422 or email me.

Hi Sam,

Came across your website while commenting in the Blogosphere. Looks like you have a great site. I also have a point2 site that covers home sales in Metrowest Massachusetts. Best of luck with your business.

Hi Bill - I graduated from high school close to you in Portsmouth, NH.  I was only there for two years, but I loved it.  Thanks for your great comments.
