New Development for Austin
There was an article in the Statesman the other day about a developer picking up land south of Avery Ranch for a new residential development. It is anticipated that the first homes will be completed and ready for buyers in late 2010. The development, called Avery Station, should have around 700 homes and townhomes and several shopping centers. Home prices are expected to start at around $170,000 and that is very affordable. So why, when other builders are dumping inventory, is this guy going ahead with such a large development?
Look at the location. Avery Ranch has been very successful. The location is along the commuter rail line and has fairly quick access to major employers. With 183A and 45 being very close, getting into downtown or out of town will be pretty quick. Schools are good and that is important to most home buyers.
The developer, Bob Wunsch, also has a good track record. He must think things will pick up or he would have taken what some might call a big risk. Another factor may be that other builders are not starting a lot of new homes in the Austin and Round Rock area. If we can see a reduction of new home inventory and demand pick up, this development might get off to a good start.
