I was talking with two of my favorite custom home builder reps this morning about business and was pleasantly surprised by what they had to say. Not only are both busy, but they are busy mainly with second homes in the $2 to $3 million price range. Most are Lake Travis waterfront homes, but some are not. These custom builds will probably never be in the MLS. If they were, it might help make the local real estate market stats look a little better.
There is currently an almost 30 month supply of unsold homes over $1 million in the Austin MLS. In the south Lake Travis area, from Hudson Bend all the way through Spicewood, 124 million dollar plus homes show as either active or pending in the MLS and just 5 listed for $1 million or up have sold over the last 30 days. That gives this area an almost 25 month supply of unsold homes in this price range. If we could factor the custom builds not in the MLS into the mix, that number might look more like an 8 or 10 month supply and that looks a lot more healthy than 25 months.
