A quick look through the MLS showed that single-family homes in the Lake South Area priced from $750,000 and up are selling better now than they have been selling in a while. The Lake South Area is roughly the same as the area that feeds the Lake Travis ISD. This area includes the area from Mansfield Dam through Lakeway and Bee Cave, to a few miles down Bee Cave Road, out Hamilton Pool Rd. to the county line and out Highway 71 to just across the Pedernales River.

There are 17 Pending sales in the MLS right now. There are 9 in Lakeway, 3 in Hudson Bend, 3 in Lake Pointe, 1 in Belvedere and 1 is just a few miles out Bee Creek Road. The 17 under contract now are more than have closed over the last 90 days and that is a good sign for sellers. Some this is the season increase, but some may be a result of Lake Travis being back up again.

Although the pick-up in contracts is a very good thing, there are still 212 Active single-family homes listed for sale in the Lake South Area of the MLS priced at $750,000 and up. That puts the area as having just over 9 months of inventory.
