Lake Travis Waterfront Home Inventory
Lake Travis is back up after two summers of drought and because of that many homes on the lake are back on the market. The Lake South (LS) and Lake West (LW) areas of the Austin MLS are on the south shore of Lake Travis. Included in these areas are the cities lf Lakeway and Briarcliff, a number of gated communities and house in more rural settings.
There are currently 81 single-family homes listed for sale in the Austin MLS that have Lake Travis frontage. Current prices range from $750,000 to just under $13 million. At the lower end of the price range will be homes on coves or in the floodplain or farther to the west than some people want to be. To start getting on deep water, one will need to look starting around $1,250,000 and this will most likely find older homes that have been remodel or in need of work.
In this same areas of LS and LW only 5 waterfront homes have sold year-to-date and only 3 are showing as being under contract. I have seen some waterfront homes come down in price by $1 million and still not sell. Part of the problem is that jumbo loans are harder to get. Another problem is that people are just reluctant to buy anything. There is also a serious over supply of waterfront homes so for anyone serious about buying a Lake Travis waterfront home, this may be a great time to look.
